American Industrial Center: a specific place to investigate

American Industrial Center identifies its North Building at 2325 3rd Street and South Building at 2565 3rd Street, with its leasing office at 2345 3rd Street. The owner describes tenants including robotics, laboratories, medical-device R&D, and prototyping. That makes it a relevant search lead, not evidence that a particular unit is available or suited to every process.

Ask the leasing team about the exact floor, unit, power allocation, freight route, permitted activity, and shared facilities. A tenant list describes a building’s community; it does not transfer another tenant’s approvals to your business.

Upper floor versus street-level workshop

Bring a drawing of the delivery route to a tour. Confirm the path from the truck to the final equipment position, not just the visible loading door. Measure dimensions and ask who can approve changes to common areas.

If the business is mostly desk-based engineering, do not assume a PDR building is automatically appropriate. If it needs testing or production, do not assume a bright creative office is approved for it. Use the same operating description with the landlord and the planning team.

Transit and freight need different plans

SFMTA’s September 2026 T Third update identifies Dogpatch, Mission Bay, SoMa, and Bayview along the corridor. Use the current route and stop information to test employees’ actual journeys. A good transit connection for people does not establish legal or practical loading access for a truck.

Visit at the time your deliveries and shift changes would occur. Check posted curb restrictions, queueing, turning space, reservations, and conflicts with shared building activity. If loading depends on an informal arrangement, ask for the permitted operating plan in writing.
