A live/work unit is a space zoned and permitted for both working and living, usually a loft in SoMa, the Mission, Dogpatch or Potrero Hill. San Francisco's Planning Code treats live/work as its own use, so the unit's permitted use matters more than how the listing describes it. We check that before you tour.
Yes, if the unit is permitted as live/work, living there is allowed. A plain office or commercial space is different: sleeping there usually breaks the zoning and the lease. If you want an office you can also live in, stick to units with a live/work permit or a residential certificate of occupancy.
Often, within limits. The lease sets how many people can live there and whether you can sublet rooms, and the building code limits occupancy. Tell us how many founders will live and work there, and we'll filter for spaces and landlords that allow it.
Many live/work spaces are leased like apartments (12 months, a security deposit, rent quoted per month). Others are leased like commercial space, with longer terms, a personal guarantee and rent per square foot. Ask which one it is, who pays utilities, and whether the business can be the tenant. Onshore represents tenants and the landlord pays our fee.
