What plug-and-play should mean in writing

Ask for an inventory of furniture, meeting-room equipment, internet arrangements, access credentials, and services that transfer. An attractive furnished photograph does not establish ownership, working condition, included services, or permission for the next tenant’s activity.

For hardware teams, check the actual bench work and testing with the landlord. Freight access or concrete floors alone do not establish permission for production, electrical capacity, or a suitable test layout.

Five questions before choosing a sublease

  1. What is the exact expiration date, and is any extension actually available to you?
  2. What master-landlord consent is required, and what can delay possession?
  3. Which obligations from the master lease carry into the sublease?
  4. Who pays rent, expense increases, services, repairs, and restoration?
  5. What happens to your occupancy if the master lease ends or the sublandlord defaults?

Have counsel review the sublease, relevant master-lease provisions, and consent together. Negotiate the practical delivery conditions before treating a sublease as the faster option.
